Area di pertinenza dell’ex complesso industriale parte in piano rispetto all’ex stabilimento industriale e parte ad una quota inferiore di circa 6,80 m con accesso dalla Via Diaz mediante la presenza di rampa carraia protetta da muro di contenimento in pietra in stato conservativo insufficiente. Buona parte della superficie non è in piano e sono presenti diverse parti scoscese per il raccordo con le quote delle soprastanti aree confinanti. Al confine nord est è presente un accesso carraio dalla Via Pirandello, posto all’interno del fabbricato di cui al corpo 10/C, la cui quota interna risulta circa 90 cm al di sotto della quota stradale. L’area presenta numerose criticità tra cui il deposito di notevole quantità di rifiuti posti sul confine nord, la presenza di vasche con presenza di olio e gasolio al confine est; vasche per la raccolta delle acque meteoriche provenienti da gran parte dell’ex stabilimento industriale, non verificate. Sono presenti difformità catastali.
